2009 Budget Creates Property Hotspot

Due to 3 major announcements from Tuesdays nights Federal Budget, the door has opened for an exciting investment opportunity in NSW. What was a good investment before this announcement has just become great, and now is the time to act before the accelerated population growth moves in and pushes up property prices.

  1. $1.5 Billion to be spent on the upgrade of The New England Highway
  2. $4.5 Billion to be spent on clean coal technology
  3. $35 Million for Medical Research Institute

The New England Highway runs through the heart of The Hunter Valley Region in NSW which has a population of over 610,000 people. It is the largest regional area in Australia and home to more people than the state of Tasmania, the ACT, and The Gold Coast. The last decade has seen strong population growth as people relocate to the region from other parts of Australia.

There are two town centers that will prosper greatly from this budget spending, Maitland and Branxton.

Maitland

Maitland is geographically ideally located to benefit from the New England Highway upgrade, and also the continual population boom in the area. From the last Census figures Maitland was the fastest growing local government area in NSW between 2006 and 2007. It is the hub of the Lower Hunter Region, and with the population set to grow by 125,000 over the next 20 years, Maitland will house a great deal of these people.

Branxton

Branxton will be the starting point of the New England Highway upgrade, and an interchange will be built there with a highway rest area. This will increase the size of a small town dramatically in a short period of time, and this will attract private sector investment creating new employment opportunities.
